Q. What are timeshare resales?
A. Timeshare resales are second-hand deeded timeshare properties offered for sale by the current owner or a timeshare company. In general, timeshare resales are sold at much cheaper prices than the original properties bought from a developer.
Q. Should I purchase a brand new timeshare right from the developer, or should I buy a timeshare from a resale market?
A. For a beginner, it can be confusing to decide whether they should buy their first timeshare from the resale market or directly from a timeshare developer or resort. Before the internet, timeshares were only bought though the developer or a resort company. The internet has been benefiting the timeshare market, just as it has the rest of the market. Auction websites for timeshares provide buyers with specific information regarding the property, and a variety of buying options.
Q. I heard that I need to sit through a painful timeshare presentation in order to buy a timeshare. Is this true?
A. It is not true any longer. You can now avoid the trauma of sitting through a timeshare presentation by buying through the timeshare resale market. The timeshare buying experience was very different just ten years ago. People used to purchase timeshares based on impulse decisions provoked by savvy timeshare salespeople at the timeshare presentations, which were hosted by the developers. The internet allows the buyers to make more informed choices than they could a decade ago. You can research information or ask for others' opinions at the Timeshare Forum before making your final decision about buying a timeshare resale.
Q. Why did buyers have to sit through the timeshare presentation?
A. It was hard for timeshare developer companies to convince someone to pay a large sum of money for timeshares. That is probably why there was no timeshares store that would simply sell brand new timeshares ten years ago. That’s why the savvy timeshare salespeople invented timeshare presentations. The presentations would take two to four hours or longer. At the end of the presentation, the buyers who were brought in on the pretext of a free gift were subjected to high-pressure selling techniques, and this would usually result in signing a contract and buying a timeshare.
The timeshare presentations are still going on, but more and more people are educated enough now to simply take the free gift and not to sign a timeshare purchasing contract at the end.
Q. Are timeshare resales always cheaper than the brand new timeshares purchased through the developer?
A. Generally – yes. Developer’s timeshare prices have to include the costs of advertising, presenting, free gifts, etc., which are 30% to 40% of the total cost of the timeshare! This alone can easily exceed the cost of the timeshare resale. If you buy a timeshare through a resale market, expect to pay for the timeshare 50% to 90% less.
Choosing to buy through a resale market offers much more choice and freedom in the time and unit. You are also assured of getting the best price. Buying a timeshare resale is almost certainly worth it.
